There are several construction delivery methods involving Owner, Designer, and Builder commonly known within the construction industry that we can employ to start your new construction project, these are:
CMAR (Construction Manager At Risk)
The most traditional method for new construction delivery and project management is the Design-Bid-Build method. This method starts with an owner-architect agreement to design what is going to be built and approve the design by the City Building department. Once the design has been approved, the owner-contractor agreement can be signed to proceed with the permitting process. This method allows the owner to be fully involved in the design process and more in control of the overall cost of the project.
Another common construction delivery method is the design-build. This one consists of one contract between owner and the construction team; the builder will provide the designing, and construction services within one contract. In this method, the owner/investor is not in full control of design expenses but can achieve lower final project costs due to close communication between contractor and designer. .
The Construction Manager At- Risk method (CMAR) is the most modern method of construction delivery. In this case, the owner hires a Construction Manager responsible for building the project and an architect/engineer separately. The construction manager reviews the design for building issues and sets a guaranteed maximum price based on a cost-plus fee structure.
